     PM PRO Preventive
                    Maintenance

...A comprehensive system for maintenance management

Overview

Practical elements of the system include:

Ÿ Maintenance scheduler

Ÿ Work orders

Ÿ Graphical analysis of cost, time etc.

Ÿ Maintenance Efficiency

Ÿ Work load estimator

Ÿ PM interval optimizer

Ÿ Equipment history

Ÿ Spare parts inventory

Equipment Detail

The maintenance activities for a piece of equipment can be broken down into
various logical blocks (general, electrical, mechancial etc.).   The overall
main equipment and its' component subsystems can each have unique scheduling
and maintenance procedures assigned.

Each piece of equipment or subsystem has a detailed record associated with it.

Some of the key items are:

Ÿ Interval between maintenance
       - units can be day, week, month or count

Ÿ Picture of item to be maintained

Ÿ Custom user defined fields

Ÿ Maintenance procedure

Ÿ Cost information

Ÿ General notes - free format

Recording Maintenance Events

Each time a maintenance activity occurs, various elements can be recorded.
This can include descriptive details, downtime/repair codes, parts used,
costs and time.

Work Orders

A work order can be created for scheduled and unscheduled maintenance.  A spread sheet
matrix provides status information for all work orders.

The items appearing on the work order include maintenance instructions, estimated time,
assigned craftsmen, parts required. In addition one is able to record comments,
downtime/repair reasons, cost/time, sign offs etc.

Work Load Estimate

Based on the selected period and filter options, the user can forecast the work
load in hours.

Skip Holidays

A calendar is available to block off dates when no scheduled maintenance activity is desired,
such as a plant shut down, vacation, weekends etc.

Reporting Flexibility

The criteria for identifying the equipment to be included in the selected report
are user determined.

Some of the key elements that provide a more focused report are:

Ÿ Filtering and sorting on: Equipment Id, location, etc.

Ÿ Date range selection

Ÿ Select fields to appear in the report

Reports

Many practical reports are available including:

Ÿ Equipment due for maintenance

Ÿ Equipment list

Ÿ Cost Analysis Scheduled vs. Unscheduled

Ÿ Pareto Analysis - downtime reasons, time etc.

Ÿ Equipment maintenance history

Ÿ Spare parts inventory

Equipment Due for Maintenance Report

This is a listing of the equipment due for maintenance based on the selection criteria entered
such as date range etc.

Equipment History Report

All activities performed on the equipment are summarized in the history report.

Spare Parts Inventory Management

Each record includes the part number, description, quantity on hand,
minimum quantity and unit cost.

MSpareParts.gif (10049 bytes)

As parts are used during maintenance activities the part inventory quantities
are automatically adjusted.

A report of parts that need to be reordered can be generated. The system
also provides supplier details for each part.

Maintenance Cost Analysis

The monthly cost of scheduled and unscheduled maintenance can be analyzed
utilizing a bar chart representation.

Pareto Analysis

This report orders from worst to best such items as maintenance time, cost
downtime reasons, repair reasons and other key elements of interest.

PM Interval Optimizer

Utilizing some historical maintenance data on production equipment,
powerful quantitative methods provides a recommended interval between
maintenance.

Export

The contents of different reports can be sent to external files. Many popular
spreadsheet, data base, word processor and ascii file formats are supported.

In addition the software provides an option to send a report via e-mail to personnel
connected to the company network.
